Being a real estate can be tough if you can’t get enough leads of motivated sellers. A decline in the housing market and national property buyers are among many challenges investors are up against.
With thousands of layoffs being announced and a dismal economic forecast locating motivated sellers is like taking candy from a baby. At the end of the day there isn’t. But how do you find them?
One of the best ways I’ve found to locate motivated sellers is on the internet. If you look around even a little you’ll find plenty of services offering motivate seller lead lists. What I’m referring to is an internet solution that the investor owns and controls. Essentially, a way for motivated sellers to contact you through a site that you own.
So how do you go about implementing such a solution? It all begins with a quality website. It should demonstrate that you are a serious buyer and know how to solve their problem. It should show that you’ve solved the problems of other motivated sellers recently. It should have convincing sales copy that provokes the visitor to want to contact you. It should have a way for them to send their contact information and property details to you.
Firstly, design an excellent looking site designed to persuade your visitors or hire it out. Or you could substitute a template that you’ve customized. It will take some coding skills to make something from scratch or even modify a template. Paying someone to do it will obviously take capital. You need to make the decision about what your time is worth. Is your time worth $20 an hour to make it yourself? Do you have more time than money?
Also be sure to add plenty of testimonials as they are convincing. Take your offline credibility kit and fashion it for your website. If you don’t have actual numbers and real quotes get them. You may also want to put some streaming audio testimonials. One of the most powerful sales tools is a satisfied customer.

The last trick is driving traffic to the site. Ads on Yahoo, Google and MSN can be an effective way to do this. This can be accomplished with paid advertising or SEO to gain top rankings.
